RETAIL
- Greenfield population forecasts – based on Quantify’s unique methodology based on a combination of land sales, land delivery and the progress of new dwelling construction. The forecasts showed that the available forecasts were undercooking population and were used by the developer to better plan the timing of their retail development as well as inform valuations for financing.
- Supermarket demand assessment – Quantify was able to demonstrate that a location with marginal population to support a full-line supermarket had sufficient local tourist population and expenditure to make the location viable.
- Network planning – Quantify’s client was looking for locations to target for the development of premises providing a range of wellness services. Quantify was able to provide a detailed interrogation of Census data to identify locations with a high concentration of its highly niche target market.
MARKET FORECASTS
- Capital City House Price Forecasts – Quantify provided house price forecasts for selected capital cities over a three year horizon for an investment advisor seeking to identify differences in the timing of the cycles and investment potential of each market.
- Rental Forecasts – Quantify undertook suburb-level rent forecasts over a 10-year horizon for a Build-to-Rent developer as an input into its feasibility modelling.
- Apartment Price Forecasts – Quantify provided apartment-level forecast price growth for an investment manager, which was used in the development of a fund to purchase residual unsold stock from a selection of apartment projects.
- Land Market Outlook – Forecast land sales and prices in each of Melbourne’s Growth Region Local Government Areas for a land developer to help with business planning.
ADVOCACY
- Plan for Victoria Submission –In conjunction with Oliver Hume, Quantify prepared a submission to the Victorian Government’s Plan for Victoria. The submission underscored that a balanced approach that provides adequate greenfield land for development is essential to maintaining housing affordability and supporting the city’s long-term growth.
- Regional Centre BTR – Quantify was asked to assess the challenges in delivering the percentage of three-bedroom apartments required by the permit condition for a planned BTR project in Central Geelong. The condition was subsequently waived based on Quantify’s analysis highlighting that three-bedroom BTR product could not be delivered affordably relative to rental houses and townhouses nearby.
- Daylesford Housing Affordability Assessment – Quantify undertook an analysis of the Daylesford housing market in the context of Council’s Housing Strategy and the Daylesford Structure Plan to highlight the need for more affordable housing and provide justification for including the client’s land within the township’s development boundary.
PROPERTY MARKET RESEARCH
- Agnes Water Demand Assessment – Quantify was able to demonstrate the shortfall and need for more land to be made available for subdivision in Agnes Water in Queensland. The analysis was used by the landowner in the development application for a 149-lot subdivision.
- Melbourne Residential Market Demand – Quantify undertook a detailed demographic and property market analysis for a property investment client to highlight opportunities for different dwelling types and locations based on demographic change.
- Strategic Land Use Assessment, New Gisborne – Quantify undertook an analysis of a key strategic site within the fast-growing regional town of Gisborne to explore and identify the most suitable, potential land use opportunities at the site if appropriate re-zoning was allowed.
